NAAMEC is a Luxury Housebuilder, Including Many Premium Features as Standard
This section provides some guidance on the premium features included as standard, for a NAAMEC new-build house priced over £300K.

Luxury Items Included as Standard
NAAMEC includes many premium features, which are not offered as standard by most of the national housebuilders:
General
Underfloor Heating (Ground Fl’r)
In addition to aesthetic advantages (no radiators), underfloor heating provides evenly distributed, consistent and energy-efficient warmth (lower utility bills).
Hot Water Cylinder
Availability of hot water is faster and at greater capacity. Many clients appreciate this as it often means that multiple bathrooms may be used simultaneously.
Sun Room or Orangery, with Large Bi-fold Doors
A rear extension room with plenty of light and wide bi-fold doors which fully open to the patio.
Lawned Garden
Many housebuilders will charge extra for grass turf in the garden.
Brick Pavers for the Driveway
Driveway elegantly finished with decorative brick pavers (rather than tarmac, stones or gravel).
Exterior Look: Sandstone Quoins & Roof Overhang
Not only is there much focus on function, but also beauty.
Sandstone quoins are integrated into the corners of the front-facing brickwork for an impressive look.
A healthy roof overhang at all sides of the building provides a broader house appearance.

Outdoor Taps (Front & Rear)
An outdoor water tap at the rear of the house for garden activities and an additional tap at the front or side (to be in range of the driveway).
Driveway Outdoor Socket & Also, Cabling for an Electric Car Charging Point
The UK government has announced a ban on the sale of new petrol/diesel cars from 2030. Thus an outdoor socket will be fitted near the driveway for electric car charging (or other activities).
Furthermore, we will also install the required wiring for a wall-mounted specialist car charging point (housed in a plastic box on the brick wall). Therefore if you order a specialist car charging point in the future, an electric cable will be available nearby the driveway (otherwise cables would need to be run around the exterior walls of the house from an indoor supply point).
Carpentry & Lighting
Flooring
As standard, NAAMEC provides premium oak-effect flooring for the downstairs and also the upstairs bathrooms.
Many housebuilders do not include flooring. The cost of good quality flooring (with labour and underlay) for an average house is approximately £3,000 - £4,000.
Please note that carpets are not included (required for the stairs and upstairs floor area, excluding the bathrooms).
Skirting and Coving Throughout
Premium Internal Doors and Handles
Compared to standard 6-panel doors, we fit Dordogne style doors with sleek steel handles for a modern appearance and luxury feel.
Designer Front Door
Premier wood-effect composite door, with a broad range of colours and designs.
Ambient Lighting (Lounge and Sun Room)
In addition to ceiling LED downlights, wall lights are installed in the lounge and sun room. The soft white up-lighting creates a warm and cosy ambience.
Kitchens
Quartz Worktops
Premier worktops made from engineered stone are installed, providing a luxurious look and feel.
Generally, standard laminate kitchen surfaces are priced at a few hundred pounds, whereas quartz worktops will cost a few thousand pounds to supply and fit.
Units Fully Integrated into the Walls
Much additional care is taken to create a beautiful kitchen.
For example, the areas above the units are not left bare and empty. They are boxed in so that the units are fully integrated and lie flush with the walls, providing a seamless bespoke look.
Designer Kitchen Units
Premium units from our long-standing relationship with Sigma3 Kitchens.
Separate Fridge and Freezer (Full Length Size)
Full-length fridge and separate full-length freezer.
An Additional Microwave-oven
In addition to the standard oven, an extra oven with a microwave function (RRP £699) is also installed.
Designer NEFF Appliances (for Cooking and Washing)
Trusted NEFF Appliances: Digital Induction Hob/ Multi-function Oven/ Built-in Combination Microwave-oven/ Premium Level Dishwasher, with Cutlery Tray.
Luxury Blanco “Silgranit” Sink
Granite composite sinks are fitted, instead of standard steel ones. These designer sinks are scratch resistant, whilst providing a matt stone look and feel.
Integrated Pull-out Waste Bin
High Level of Finishing
Instead of using generic kitchen fitters, we use local expert carpenters (who we have trusted for over 20 years) with an impressive portfolio.

Bedrooms
Bespoke Integrated Wardrobes, with Sliding Doors
This will vary for each development, but typically bedrooms will include bespoke wardrobes (with sliding doors) built into the walls.
A carpenter will routinely charge £1,000 - £3,000 for one integrated wardrobe, with sliding doors (materials and labour).
Larger NAAMEC houses may also feature a walk-in wardrobe in the master bedroom.
Bathrooms
Number of Bathrooms
Generally, NAAMEC houses have a minimum of 3 bathrooms (downstairs WC/ upstairs main bathroom/ upstairs en-suite).
Designer Wall-hung Units
Premium units from RAK are mounted onto the wall, providing a spacious and contemporary feel.
Stylish Bathroom Mirrors, with Integrated Ambient Lighting
Large fashionable mirrors with an atmospheric light function.
High Level of Finishing
We use local specialist carpenters, plumbers, electricians and tilers who have worked as a team for many years (rather than generic bathroom installers).
Home Technology
